I believe there's an absolute conflict of interest. There's no way your listing broker is going to care about $10k more if you keep it on market a month longer. He's got bills to pay and would rather you take the slightly lower offer NOW instead of waiting another month. He'd rather get the sure thing now vs an insignificant amount of money more one month from now.
Also, beware of listing agents mis-interpreting offers and delaying submission of represented bids to you (the owner) because the agent wants more time to sell to an unrepresented buyer so he can collect all 6% of the commission. It's unbelievable.
The for sale by owner revolution will come to NYC sooner or later. My bet is on sooner seeing how popular agent assisted FSBOs have become via the new internet firms like Hauseit. Good for them and good riddance.
